Introduction
Set in a peaceful location, within an area of Outstanding Natural Beauty, The Old Stable, Coppy House Farm, is situated on the fringe of the Forest of Bowland 3 miles from the picturesque dales villages of Clapham and Austwick in the heart of the three peaks country.
This recent conversion of a lovely old stable has resulted in a 2 bedroom detached property of great character and charm. In an elevated rural position, the superb outlook gives spectacular long distance views over the Wenning valley towards Ingleborough and Pen Y Ghent.

- All guests are provided with a colour brochure which includes directions to the cottage from the A65, and a printed copy of the terms and conditions.
- Guests should phone prior to arrival to arrange key collection.
Arrival & Car Parking Facilities
- The cottage is located on a working farm, 3 miles from the nearest villages of Clapham and Austwick.
- Clapham railway station is 2 miles away, but generally guests would require their own transport to take full advantage of the beautiful countryside.
- The farm is situated at the end of a 500m private road leading off a country lane. The Old Stable is located a the end of the farmyard up a slight incline.
- There is a double carport to the left of the cottage where guests may park their cars. The clearance height is 205cm.
- From the carport there is a 90cm wide wrought iron gate leading to a raised patio and the front door. The step up to the patio is 5cm high. The distance from the carport to the front door is approximately 4m. The patio is made from Yorkshire flags and is therefore slightly uneven.
Main Entrance & Reception
- The front door is 80cm wide by 200cm high and the handle is 100cm high on the left hand side. There is a 5cm high slate step up to the front door and the door threshold itself is 5cm high. The front door leads directly into the living room.
Bedrooms
- The two bedrooms are located on the first floor and are accessed from a staircase that leads from the kitchen. The staircase is straight with a small half landing area (100cmx70cm) halfway up. The first five steps up to the half landing are stone with a rise of 22cm and a tred of 26cm. There are a further seven wooden steps from the half landing up to the main landing and these have a rise of 20cm and a tred of 26cm. The staircase is 70cm wide with a 90cm high wooden banister on the left of the staircase as you go upstairs. There is a safety gate at the top of the stairs for optional use by the guests.
- This is a spacious room with a king-size bed, built in wardrobe, two bedside cabinets, a chest of drawers, and a small bedroom chair.
- There is a small ensuite shower room with W/C, shower cubicle with power shower, and a small hand basin. The W/C is 40cm high. The shower cubicle is corner opening with a step up of 26cm. The basin is 82cm high
- This is a spacious room with two single beds, a double wardrobe, dressing table with drawers, two bedside cabinets, and a foam chair bed.

- The small family bathroom is also on the first floor and consists of a W/C, bath with hand shower, and a basin.
- The W/C is 40cm high, the bath is 56cm high and 146cm long, and the basin is 82cm high.
Self-Catering Kitchen
- The kitchen diner leads straight off the living room.
- The kitchen is fully equipped with an electric cooker, worktop microwave, washing machine, dishwasher, under counter fridge, and small freezer at worktop height.

- There is a 6 seater table in the centre of the kitchen and a pine dresser on one wall.
- There is side door that is 89cm wide by 190cm high leading out into the farmyard. The door threshold is 3cm high and there is a 20cm step down onto concrete. The door opens into the kitchen with the handle on the right hand side at a height of 130cm
Grounds and Gardens
- The lawned garden is situated immediately in front of the front door patio area.
- The garden is split into two relatively flat lawned areas with a gentle incline between the two.
- At the end of the garden about 25m from the house, there is a timber summer house with fine views into the Yorkshire Dales National Park.
- There is a 20cm step up onto the balcony of the summer house, and the doorway into the summerhouse is 110cm wide by 180cm high
